Homes & Condo Rentals: rates quoted are for lodging rental only, lift tickets and cars are not included unless shown on the invoice and charged for or expressly included as a package. Other options may be pre arranged such as cleaning one or more times during your stay, grocery delivery, ski/boot pre shipping dellivery, and other services also can be purchased and will be charged onthe invoice.

Confirmations: A two night deposit is required for all bookings, with the balance due 45 days prior to arrival. When a credit card number is given to the reservations office by renter, the renter confirms and has committed themselves to the reservation of the lodging unit and to all cancellation policies shown here. Mountain West Properties (MWP), Mountain West Ski Tours, and Solitude Lodging company (all will be know here as The Reservations Office) will commit, hold, and guarantee a unit for the renter at the time a credit card is given. Reservation office acts as an agent for property owners and accepts no liability on their behalf. In the event that a booked property becomes unavailable or uninhabitable due to circumstances beyond our control, we reserve the right to offer a refund or an alternative property. We will not be held responsible for any inconvenience, damage, injury or loss to persons or properties, directly or indirectly, by weather, negligence or wrongful act by any agent or transportation company or others.

Reservation Cancellations: Advertised and offered rates for homes are nightly home only rental rates unless clearly advertised otherwise. All charges and payments are to pay for the ability to reserve a unit, and are subject to this policy even if the unit is not used. Once a credit card is given-if reservations are canceled 60 days or more before arrival, a full refund less $175.00 & any administrative fee for charges will be given. Canceling 45 to 60 days before scheduled arrival will result in a two night charge. Cancellation less than 45 days prior will not be eligible for a refund. If this unit is rebooked, the rebooked portion (overlapping nights) will be refunded, less the 2 night deposit amount. No refunds for units deemed unsatisfactory by renter- renter is responsible to know unit, amenities, and bedding before booking.

Security Deposits: An approval for $350 may be obtained from the renter's credit card at arrival to act as a security deposit. Giving us a credit card number at time of booking indicates your agreement to, and guarantee of full payment of all above charges and terms, and to allow any charges on the above card for late payments (1 day after due), cancellation fees, claims against the security deposit, reservations made for rental cars not canceled in a timley manor even if unused, Lift ticket purchases, or any unpaid charges or fees incurred by your entire party. Renter also agrees to allow charges to be made on this card for (among other situations), damaged rental unit or missing items, penalties of one day rental for unauthorized early check-in & late check-out, $150 for moving of furniture, missing keys($15) and garage openers($85), cancellation fees, renter incurred expenses ie: long distance phone use, unpaid lift tickets & rental cars, damage to rental unit or common areas, and for extraordinary cleaning requirements- caused by anyone in your party and guests. This is not an all inclusive list and other reasonable reasons for charges exist. Giving the reservation office a credit card number at booking also indicates that you agree to HOLD HARMLESS & release The Reservations Office, it's owners, officers, employees, and affiliated agents from any liability for accident, injury, death, and loss/ damage of personal property on a rented property, or for any reason while in Utah.

Rental Cars, Cancellation Fees- Once a confirmation is received from the car company by The Reservations Office, you must cancel 14 or more days before scheduled arrival for a full refund of the base rates paid less a $20 administrative fee. Rental car charges are NOT refundable if canceled 13 days or less before arrival, even if the car is not used. Cars are not included in home rental rates UNLESS clearly shown on the invoice as such.

Lift Tickets and other add ons: Lift tickets and any other add ons will be listed on your invoice if included, with the payment amount showing. Add ons are due when final reservation payment is due, or if that already occured, will be due immediately. Any tickets cars or add ons that are included in a full one rate package will still be shown and clearly marked as included in the package price.

Salt Lake Area Hotels: Cancellation Fees- Unless otherwise posted, hotel charges with tax will be prepaid to The Reservations Office. Payments to The Reservations Office for Hotel stays are fully refundable if canceled a minimum of 48 hours in advance of 12PM MST on arrival day AND you get a Cancellation Number. Less then 48 hours there will be a one night room charge.
